Melyssa Davidson is one of Utah’s foremost attorneys in community association and real estate law. Melyssa represents homeowner and condominium associations in Park City and throughout Summit, Wasatch, Utah, Davis, Weber, and Salt Lake counties. Melyssa’s practice encompasses all aspects of community association law, including covenant enforcement and assessment collection. She regularly advises and assists community association boards and management committees with enforcement matters and association governance issues.
Melyssa also counsels and assists some of the state’s largest real estate developers with master-planned communities and condominium projects and with the formation and incorporation of master associations and homeowner and condominium associations as nonprofit corporations. Melyssa has prepared Covenants, Conditions and Restrictions (“CC&Rs”), Bylaws, Articles of Incorporation, and Architectural and Design Guidelines for hundreds of community associations across the state. Her real estate developer clients include Ivory Homes and Daybreak.
Melyssa is particularly skilled at contract drafting and association governing document rewrites and updates. She also regularly represents businesses and individuals in real estate purchase and sale agreements and advises and assists real estate clients with due-diligence, easement agreements, property management agreements, commercial lease agreements, restrictive covenants, and with a variety of land-use and development matters.
Melyssa’s legal background also includes bankruptcy, commercial litigation, and employment law. Melyssa has been a National Business Institute seminar presenter and currently provides corporate governance training and legislative updates for community association boards and management committees.
Melyssa is a Tony Patiño Fellow and has been named in Utah Business Magazine as one of Utah’s Legal Elites. Melyssa co-founded the Utah State Bar Community Association Law Section. Currently, she serves as president-elect of the Utah State Bar Park City Section. She previously served for several years on the Board of Directors for Equality Utah.
Melyssa is a long-time Park City resident and loves the mountains. When not working, she’s skiing, paddleboarding, or hiking with her husband and their two dogs.
